Data Cost Policy
Effective Date: March 1, 2026 · Applies to all paid plans
TitleQuiet sources property records and federal court data from third-party providers — ATTOM Data Solutions and PACER (Public Access to Court Electronic Records). This policy explains how data credits work, what triggers a data pull, and how overages are billed.
1. ATTOM Property Data Reports
Each time TitleQuiet fetches property details, ownership history, or deed records for a property you have not searched before (or whose cached data has expired), one ATTOM credit is consumed from your plan's monthly allowance.
Included credits by plan:
- Get Started — 1 credit (complimentary)
- Homeowner Monitor — 10 credits / month
- Investor — 200 credits / month
- Firm — 1,000 credits / month
Credits reset on your billing cycle start date. Unused credits do not roll over. If you exhaust your included credits, additional ATTOM data reports are billed at $0.50 per report, charged automatically at the end of each billing period.
Cached results — searches run within the past 7 days for the same property — do not consume a credit. The cache expiry window may be adjusted with notice.
2. PACER Federal Court Record Credits
When a title diagnostic includes a federal lien or judgment check, TitleQuiet queries PACER on your behalf. PACER charges are passed through at cost with no markup.
Included PACER budget by plan:
- Get Started — not included
- Homeowner Monitor — $5 / month
- Investor — $25 / month
- Firm — $75 / month
PACER queries that exceed your plan's included budget are billed at cost (currently $0.10 per page as set by PACER) and itemized on your invoice. TitleQuiet does not mark up PACER fees.
3. What Triggers a Data Pull
- Running a property search on a property not in cache
- Requesting a full title diagnostic on a property
- Manual cache refresh (if enabled on your plan)
Viewing previously retrieved results, browsing the chain of title, or downloading a PDF from an existing diagnostic does not consume a credit.
4. Overage Billing
Overage charges are calculated at the end of each billing period and added to your next invoice. You will receive an email notification if your ATTOM usage reaches 80% of your plan's included credits during a billing cycle.
To avoid unexpected overages, you can monitor your current usage at any time on the Dashboard → Usage page of your account.
5. Changes to Data Provider Rates
ATTOM and PACER set their own pricing independently. If either provider changes its rates, TitleQuiet will update this policy and notify affected users by email at least 14 days before the new rates take effect.
