TitleQuiet is a technology platform that provides access to publicly available property records, automated title research tools, and a marketplace connecting consumers with independently licensed attorneys.
TitleQuiet does NOT provide legal advice. The diagnostic reports, chain of title analyses, and cloud identification provided by the platform are generated from publicly available records and automated algorithms. They may contain errors, omissions, or inaccuracies. These reports are informational tools only and should not be relied upon as a substitute for a professional title examination or legal opinion.
No attorney-client relationship is created between you and TitleQuiet by your use of this platform. If you engage an attorney through the TitleQuiet Connect marketplace, the attorney-client relationship exists solely between you and that attorney. TitleQuiet is not a party to that relationship and does not control, supervise, or direct the attorney's legal work.
The information provided on this platform does not constitute legal advice, and you should consult with a qualified attorney licensed in your jurisdiction before taking any legal action based on information obtained through this platform.
TitleQuiet makes no guarantees regarding the outcome of any quiet title action or legal proceeding.
1. Nature of the Platform
TitleQuiet operates as a legal technology platform (LegalTech) that automates the retrieval and organization of publicly available real property records. We are not a law firm. We are not a title insurance company. We are not a title search company as defined under applicable state law. We are a software platform that aggregates and presents public records data.
2. No Legal Advice
Nothing on this platform — including but not limited to diagnostic reports, chain of title analyses, cloud severity assessments, educational content, interactive tools, cost estimates, timeline estimates, or any communication from TitleQuiet — constitutes legal advice. No communication from TitleQuiet creates or implies an attorney-client relationship.
Legal advice requires a licensed attorney who can analyze the specific facts of your situation under applicable law. Only a licensed attorney can provide legal advice. You are strongly encouraged to consult with a licensed attorney before making any legal decision based on information from this platform.
3. Data Accuracy & Limitations
TitleQuiet retrieves data from publicly available county clerk records, tax assessor databases, and court filing systems. This data is subject to the following limitations:
- County records may contain errors, omissions, or be outdated at the time of retrieval
- Not all recorded documents may be captured by automated retrieval systems
- Document digitization varies by county — older records may not be electronically available
- Our cloud identification algorithms may produce false positives or false negatives
- Property identification (address to block/lot mapping) may contain errors
- Chain of title assembly may miss indirect conveyances, court-ordered transfers, or non-standard instruments
A TitleQuiet report is not a substitute for a full title examination by a licensed title attorney or title insurance company, which involves a comprehensive review of the public record by a qualified professional.
4. Attorney Marketplace — Independent Contractors
Attorneys listed in the TitleQuiet Connect marketplace are independent licensed professionals. They are not employees, agents, or contractors of TitleQuiet. TitleQuiet does not supervise, control, or direct their legal work. TitleQuiet does not guarantee the quality, competence, or outcome of any attorney's legal services.
When you engage an attorney through TitleQuiet Connect, you enter into an independent attorney-client relationship with that attorney. Your engagement agreement is with the attorney, not with TitleQuiet. TitleQuiet's platform fee is charged for technology, case preparation, and administrative services — not for legal services. Where payment is processed through TitleQuiet, that platform fee is 18%of the attorney's quoted fee (disclosed at checkout); the attorney receives the remainder per the agreed payment schedule.
TitleQuiet's platform fee structure has been designed in compliance with New Jersey Rules of Professional Conduct 5.4. Attorneys retain full professional independence and control over all legal work.
5. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, TITLEQUIET SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE PLATFORM, INCLUDING BUT NOT LIMITED TO RELIANCE ON DIAGNOSTIC REPORTS, CHAIN OF TITLE ANALYSES, OR CLOUD IDENTIFICATIONS, REGARDLESS OF WHETHER TITLEQUIET HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
TITLEQUIET'S TOTAL LIABILITY TO YOU FOR ANY CLAIMS ARISING FROM YOUR USE OF THE PLATFORM SHALL NOT EXCEED THE AMOUNT PAID BY YOU TO TITLEQUIET IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM.
6. Errors and Omissions Insurance
TitleQuiet maintains errors and omissions (E&O) insurance coverage for claims arising from inaccuracies in our platform data. This coverage does not extend to claims arising from legal advice (as we do not provide legal advice) or from the independent acts of attorneys in the TitleQuiet Connect network.
7. No Guarantee of Title
A TitleQuiet diagnostic report is not a title guarantee, title commitment, title insurance policy, or title opinion. Only a licensed title insurance company can issue a title guarantee or title insurance policy. Only a licensed attorney can issue a title opinion. TitleQuiet does none of these things.
8. Jurisdiction
TitleQuiet currently operates in New Jersey. Our scrapers, cloud analysis rules, and attorney network are designed for New Jersey law and practice. If you are using this platform for properties in other states, be aware that title laws, recording requirements, and quiet title procedures vary significantly by state. Consult a local attorney for state-specific guidance.
